Purchase of a new property by the client
This is the Spanish VAT. It is payable instead of the property transfer tax for new buildings where the seller is a company. The ITP (tax on the transfer of real estate) and VAT (VAT) are always alternative and not cumulative. The general rate of VAT in Spain is currently 21 percent, but for residential and garage parking spaces (maximum two per unit of housing) there is a reduced tax rate of 10 percent, which is close to the tax on the transfer of real estate.
The basis of the evaluation is only the certified purchase price. The tax office can not claim a higher market value. VAT must be paid by the buyer against invoice to the seller. The seller must assign them to the tax office, if he does not have accounts receivable before taxes of the construction phase, with which he can compensate.
